It's not uncommon to find yourself in more debt than you planned. Wrapping up smaller more expensive debts into your home loan has its benefits. You might just need to free up some cash, maximise borrowing capacity or pay out high-interest loans with huge repayments.  All of these are great reasons to do a debt consolidation. We can structure your debt correctly to ensure it doesn't take you 30 years to pay off your credit cards or car loan. Still reducing your monthly repayments and ensuring you put yourself in a better position financially for the future. 
 

First Home Buyers

There are so many options now for first-home buyers. Stamp duty exemption, First Home Owners Grant or Boost, First Home Super Saver Scheme and the latest government initiative the First Home Loan Deposit Scheme. It's hard to keep up with the latest data and what if you don't qualify for any of these? What do you do then? We can walk you through this and also submit your applications for the various government schemes for you. We understand the logistics of the progress payments and we are here to make it all run smoothly for you. 

There are progress payments at each stage of the construction. 

We will submit the invoices to ensure your builder is paid on time and can commence work on the next stage.

What most investors don't realise is that there is a lot more to investing than meets the eye. It's not just about buying a property to rent out. You have to have a pretty good plan in place first and know what your end game is. Then it's all about the right bank, the correct structure and a product that has the flexibility to enable you to invest again without any problems. You need to know when to accumulate and when to sit tight. It is so important to find a broker that has the expertise to partner with you long term.
 

Refinancing

if your bank just won't come to the party, then it's time to refinance. The right bank is so important. You may have chased the best rate on the day and now your rates are higher than anyone else in the market.  You might be stuck with terrible service and just need to move. You might want to do something new your bank doesn't agree to. Whatever it is, we know not only who has good rates today but who has consistently low rates all the time. If you are lucky enough to have parents willing to help you buy your first home, you might want to consider a Parental Guarantee.

You can borrow 107%, no deposit, not LMI, low rates with a parental guarantee.

This is a facility whereby your parents can offer up a portion of their home as security, so you don't have to pay Lenders Mortgage Insurance as well as getting you a cheaper interest rate than you would get on your own. 

Renovations

 

Did you know that if you are planning a renovation, swimming pool, extension or any improvements to your home, we can rely on the ON COMPLETION VALUATION to establish the equity available? This means your home is valued as though the planned works have already been done. This increases the equity available to you so that you can complete your improvements without going into mortgage insurance territory.
